WKO Sustainable Energy System

Increasingly strict European regulations on outdoor sales of meat, fish and cheese prompted the creation of an indoor market square in Rotterdam. The project was then taken up in a unique way, resulting in an imposing building in the shape of a horseshoe combining market, living, shopping and parking. 

Not only does the shape of the building impress, the inner façade is also overwhelming. Visual artist Arno Coenen designed an 11,000 m2 work of art (think two football fields) with enlarged fruits, vegetables, grains, fish, flowers and insects. A contemporary Horn of Plenty, evoking associations with the Sistine Chapel for many. However, where Michelangelo created everything by hand, the latest digital 3D techniques have been used in this case. 

Best shopping centre in the world 

Since its completion in October 2014, the Market Hall has hit the international press many times, with rave reviews. The many awards the building has won don't lie either. In 2017, the Market Hall was even named the best shopping centre in the world by winning the Viva Best of the Best Award. This award was presented by International Council of Shopping Centers (ICSC). A year earlier, the Market Hall won the European version of this award.  

Developer Provast was responsible for this special project, which was completed in 2014. The total floor area covers 37,000 m2 and the spaces are leased to private individuals, various catering outlets and Albert Heijn. Investors in this project are Klépierre and Vesteda. 

The bottom of the Market Hall caused surprises during construction. Several medieval objects were found during the large-scale excavations. The archaeological finds, including vases, tools and cannonballs, are on display in the Markthal's car park. Much deeper in the ground, heat and cold is now stored. 

All-electric heat and cold storage 

The WKO in the Markthal consists of an all-electric system for heating and cooling. There is a connection to the district heating system as a backup and for post-heating of tap water. Vaanster operates the renewable energy plant at its own risk and expense. The operating period spans thirty years. 

Connection with adjacent office building 

The Markthal's WKO system is linked to the adjacent office building Blaak 31. This has two important advantages: the installations function as each other's back-up and the sources can be used optimally. The buildings have a different balance in heat and cold demand, making it easier to keep the sources in balance. 

Regeneration solved via Blaak 31 

Part of CHP is a regeneration system. Normally, this is placed on the roof of the building, where excess cold or heat can be supplied or removed without any problems. Not so with the Market Hall, the unique design does not allow an installation on the roof. The link with Blaak 31 solves this problem, the regeneration runs through this building which is right next to the Market Hall.

Ownership boundary

The ownership boundary indicates which components Vaanster operates, maintains and, if necessary, replaces. The other components are owned by the home owner, who is therefore also responsible for maintenance and possible replacement. For owner-occupied houses, you are the owner of the house yourself. For rented houses, the landlord is the owner of the house.

All electric WKO (ATES) 
The ATES in the Market Hall consists of an all-electric system for heating and cooling. There is a connection to the district heating system as a backup and for post-heating of tap water. Vaanster operates the renewable energy plant at its own expense and risk. The exploitation period is thirty years. 

Link with adjacent office building 
The ATES system of the Market Hall is linked to the adjacent Blaak 31 office building. This has two important advantages: the installations function as back-up for each other and the sources can be optimally used. The buildings have a different balance in heating and cooling demand, which makes it easier to keep the sources in balance. 

Regeneration solved via Blaak 31 
Part of ATES is a regeneration installation. Normally this is placed on the roof of the building, where excess cold or heat can be easily supplied or removed. The unique design of the market hall does not allow for a rooftop installation. The link with Blaak 31 solves this problem, regeneration runs through this building which is located directly next to the Market Hall.

There is a malfunction in the heat supply. This is inconvenient, and you naturally want it resolved as soon as possible.

Who is responsible for the system in my home?

The answer to this question varies depending on the project and is indicated by means of a property boundary. You can look this up by entering the postcode on the homepage. Go to www.vaanster.nl and enter the postcode and house number at the top. You will then be redirected to the webpage corresponding to the entered postcode. There, you will find an image depicting the property boundary of all equipment in the home.

Disturbance in delivery of cold

You suspect a fault in the supply of cold. That is annoying and, of course, you want it resolved as quickly as possible.

Can I adjust my advance payment amount myself?

Yes, you can. In your personal account, you can adjust your advance payment amount under the section "my invoices." However, this adjustment is within a certain range because the advance payment amount must be sufficient to cover the fixed costs.

Malfunction in the hot water supply
