WKO Sustainable Energy System

Standvast Wonen built 74 flats for senior citizens in Nijmegen: independent social housing. Sustainability was a focal point; a heat and cold storage system supplies all flats with heat and cold via underfloor heating in the living room, bedrooms and bathroom. 

With this project, housing association Standvast is responding to changing society. Older people are living independently for longer and longer, but are looking for a certain degree of protection and companionship. Together with the adjacent Huize Rosa care centre, the Tristan & Isolde residential towers form a care continuum in which elderly residents can live well together. Upon request, Huize Rosa can provide individual care at home for Tristan & Isolde residents. 

The Tristan & Isolde residential towers were completed in 2011. Project developer and investor Standvast Wonen leases the flats to private individuals. The total gross floor area is 7,000 m2. Since 2015, Vaanster has been responsible for operating the WKO system. 

"When we took over the management of the WKO system in early 2015, it was already clear that the system was not functioning properly. The system was unreliable and there was insufficient insight. We opted for a two-stage rocket: first get a good picture of the pain points, then look for targeted solutions. 

The old system did not use integral control technology. This became one of our first improvements: adapt and expand the building management system. This adaptation significantly improved controllability. An additional advantage is that we simultaneously increased the efficiency of the WKO system. 

In the quest to improve the WKO system, we worked with multidisciplinary teams. By centralising knowledge and skills of all parties, we achieved a great result. The installation works without major problems and is perfectly manageable and controllable. 

The residents also thought constructively with us. By looking along from the residents' point of view, the concerned chairman of the residents' committee contributed to the solution."

Ownership boundary

The ownership boundary indicates which components Vaanster operates, maintains and, if necessary, replaces. The other components are owned by the home owner, who is therefore also responsible for maintenance and possible replacement. For owner-occupied houses, you are the owner of the house yourself. For rented houses, the landlord is the owner of the house.

Malfunction in heat supply

There is a malfunction in the heat supply. This is inconvenient, and you naturally want it resolved as soon as possible.

Who is responsible for the system in my home?

The answer to this question varies depending on the project and is indicated by means of a property boundary. You can look this up by entering the postcode on the homepage. Go to www.vaanster.nl and enter the postcode and house number at the top. You will then be redirected to the webpage corresponding to the entered postcode. There, you will find an image depicting the property boundary of all equipment in the home.

Disturbance in delivery of cold

You suspect a fault in the supply of cold. That is annoying and, of course, you want it resolved as quickly as possible.

Can I adjust my advance payment amount myself?

Yes, you can. In your personal account, you can adjust your advance payment amount under the section "my invoices." However, this adjustment is within a certain range because the advance payment amount must be sufficient to cover the fixed costs.

Malfunction in the hot water supply

It is annoying when hot water does not come out of the tap. It is important to determine:

  • Whether there is reduced hot water or no hot water at all.
  • Whether there is no hot water coming from any faucet (also called tapping point) in the house or whether there is a single faucet from which there is no hot water.
